Flat Roof Replacement With Drain and Gutter Fix

Standing water on a flat roof is one of those problems that looks minor at first. It's not. Water that sits in the same spot - day after day, rain after rain - breaks down the membrane, softens the substrate underneath, and eventually finds its way inside. That's exactly what we were dealing with here.

The old surface was cracked, saturated, and pulling away in spots. You could see where water had been pooling and just sitting, with nowhere to go. The drain was there, but without proper guttering to direct water toward it, the roof was basically collecting water and holding it. The membrane had taken years of that abuse and it showed.

We stripped it down and put on a new flat roof - clean, tight seams, solid coverage across the whole surface. But the key part of this job was fixing the drainage. We added a gutter near the drain so water actually moves the way it's supposed to. A new roof without fixing the drainage problem underneath just delays the same issue coming back. We weren't interested in a band-aid fix.

The new drain setup with the added gutter gives water a clear path off the roof instead of letting it pool and sit. That's the difference between a roof that lasts and one that needs attention again in a few years. Flat roof repair and replacement done right means addressing the reason the roof failed - not just covering it up.
